Why You Should Schedule a Roof Inspection

As a realtor, you should know very well how many questions potential buyers can have about a property – when was it built? What’s the total square footage? What is this neighborhood like? It’s your job to know as much about a property as possible and answer these questions potential buyers might ask in order to help them better understand the property and eventually make them feel more comfortable and confident when making an offer.

One question you might not expect to be asked is the quality and condition of the roof. It might not even be something your client who is selling the property has thought about because most people really don’t, but you certainly should.

In addition to being able to confidently answer questions about the conditions of the roof, getting the roof inspected will prevent unanticipated issues from popping up later that could result in costly repair fees and delay the sale of the property or the possibility of potential buyers back out after scheduling a roof inspection of their own that gives them more insight into the roof’s condition. Even if a home inspector does take a look at the roof, they likely won’t be as experienced or knowledgeable as a full-time roof inspector, so they may not know what to look for and could miss certain things. A roof inspector knows what to look for and has very specific expertise.
